Fall brings sweater weather, football, falling leaves and Halloween. But do you know that fall is a great time to sell your home? In fact, real estate experts say it’s the second-best time to sell your home.

According to a Forbes article, homes listed during the fall are more likely to sell, sell more quickly and sell closer to the asking price than homes sold during the busier spring season. So if you’re thinking about fall home selling, there are definitely some advantages.

Here’s why selling your home this fall might be a great move:

  • There are usually fewer homes on the market. Everyone typically puts their home on the market during the spring and summer months, and if they don’t sell, they take it off the market because they’re too busy with back-to-school and holiday events. For those reasons, there are fewer homes for sale during the fall. This means serious buyers have fewer homes to choose from during the fall months. Fall home selling usually means less competition, and less competition is better for sellers. Buyers are looking at fewer homes, including yours.
  • Fall brings out more serious buyers. If buyers are looking for a home during the fall months, then they’re typically highly motivated for some reason. For example, employers who need to relocate employees often wait until the fall when they know the market has cooled off. These buyers are likely to make an offer close to the listing price because they have a limited window in which to move.  
  • Different buyer demographics can help sellers. While families are more likely to make a move in the spring and summer, millennials and empty-nesters don’t have school-time restraints. They usually shop a bit later in the year, according to research.
  • People want to buy now for year-end tax purposes. Some people may want to get into a home before the end of the year to take advantage of the many tax breaks that come along with buying a house. Buyers trying to lower their taxes may purchase a home late in the year so they can deduct the costs on their taxes, including points, interest and property taxes.
