What are KC’s Top-Selling ZIP Codes?

Are you trying to decide whether to buy or sell a house in Kansas City?

While location still reigns supreme, another factor to take into account is the popularity of your ZIP code. For example, more homes were sold in Olathe, Kan., last year than in Liberty, Mo. If you’re a potential buyer, this means you may have more competition if you want to put a contract on a home in Olathe. If you’re a seller, you may have more offers for your Olathe home because the area is highly sought after by buyers.

Because of low inventory, 2017 was a seller’s market in Kansas City. The Kansas City Regional Association of Realtors (KCRAR), which operates the Heartland Multiple Listing Service (MLS), reported that the average amount of time a home spent on the market in 2017 in the Kansas City metro was 54 days – about 14.3% less time than in 2016.

So far, 2018 is following last year’s lead. KCRAR told the Kansas City Business Journal that low inventory continues to be the biggest challenge in the KC area, but that’s not unique to Kansas City. It’s the same situation across the U.S. right now.

This knowledge, along with the information below from the KC Business Journal, will give sellers and their agents some helpful starting points when they go to sell a house in Kansas City.

Here’s a list of the top-10 ZIP codes in the Kansas City metro, including the number of homes sold in each area, average sales price and the primary cities in those ZIP codes:
