Weekly KC Metro Market Update

Last July there was a far greater spread in home values when comparing Belton to Raymore. The price differential was best expressed in the average age of the homes (read as the overall percentage of new construction) as well as the standardized test scores associated with the two school districts. The values crept closer together as inventory in both of the neighboring cities trended downwards in the face of then rising mortgage interest rates.

Now we see the homes values in both of these cities are ready to make a strong bounce upwards as their days on market are far less than the Cass County average of 71 days. Fewer homes listed tied to lower prices than much of the metro will soon drive average sales values upward. Add the potential of stabilized mortgage interest rates and I’ll bet we start to see multiple offers jumping back into the picture in this part of the metro!
