Weekly KC Metro Market Update
Platte County Missouri homes are selling at about the same rate as most of the Kansas City Metro. Prices are holding up well under the weight of rising mortgage rates, and outstanding schools are encouraging buyers to chose Platte County for relocation.
Platte County Buyers are seeing an uptick in inventory levels, along with a fair amount of homes coming back to market (as contracts flop or as more homes are cancelled/expired and relisted.) The result has buyers enjoying a little more breathing room, with time to review several options, and negotiate effectively. That being said, Buyers be prapred to purchase Platte County homes at or near list values, see the chart below.
Sellers, come to market with list values that reflect the current state of the market, or you’ll likely sit on market longer and feel the pinch while you lower your list value as you attract likely buyers. Note that new homes listed equal the number of homes with price reductions last week.
Sellers, take to heart that Platte County homes are capturing higher sales values than most of the Kansas City Metro, and record low inventories mean Sellers are still in a great position in Platte County.
