THE INDEXKC- PAOLA LOUISBURG SPRINGHILL MARKET UPDATE
Weekly KC Metro Market Update
Are you claiming confusing over the market shift? Let’s sort that out quickly!
Buyers, all three of the primary Miami County communities are seeing a rise in inventory levels as homes listed exceed homes sold. Louisburg has the highest average sales value so it makes sense this is tied to the highest average days on market. If you are one of the many buyers who love living outside the metro proper, maybe love a little elbow room, or just want to live in a smaller community, it’s time to write your offer while competition is lower.
Miami County Sellers while homes are sitting a bit, keep in mind your avaerage days on makret tend to be a little longer than the metro proper; your homes attract a smaller audience than the average subdivision buyer, so no surprises there. The bigger factor is that your homes are holding value a bit better than the metro as a whole. Sellers, use the inventory shortage to take advantage of higher interest rates; keep in mind that today’s buyers are better qualified as mortgage lenders tighten mortgage guidelines as rates rise.
