Interesting to note that the community furthest from the metro, Kearney, has both the longest Days on Market and highest Average Sales Values. (Normally we’d see the price of fuel impact sales values furthest from the metro more significantly.) Those Days on Market (15) numbers show that Kearney home Sellers will need to demonstrate patience to get those higher dollars.
Buyers looking to live in Clay County should focus their searches in Liberty and Gladstone.
Libertymissouri.gov shares the following….The Liberty Landing was located along the Missouri River. During the 1830s, the Liberty Landing was one of several steamboat docks located along the Missouri River. As Liberty was the “jumping off” point for the frontier and westward expansionists, the Liberty Landing was a disembarking location for merchandise and early settlers for those coming from St. Louis and other points from the east. The steamboats would fire a cannon when they were several miles away from Liberty in order to give merchants and the town’s people time to reach the dock before the boat arrived. During this decade, as many as five “steamers” would move up the river daily and at least one would dock at the Liberty Landing.
Check out the number of price reductions and the watch the days on market continue to extend as the market shifts….The shift is driven by several factors; rising mortgage interest rates, falling numbers of new build permits, buyer pool exhaustion/contraction….and the wild card, inflation.
