Weekly KC Metro Market Update
Gladstone and Kearney home prices increased slightly, but are still firmly in the “affordable” range, especially for first timers and downsizers….homes back on market are almost non existent, as Clay County affordability is a huge factor in keeping these homes under contract through inspections and renegotiation. A very different dynamic than other parts of the metro….The net effect is a lot of homes on the market driving sales prices UP?!
Yes UP!
Liberty home values are stronger than either Kearney and Gladstone. Days on market indicate a stronger sales cycle as well, and though prices are higher, inventory is stronger. Sellers get your homes out on the market prior to an expected short term dip in value.
What does this mean moving forward? Inventory will continue to rise making driving prices downward a bit, and while this occurs, we’ll see more buyers enter the picture…These buyers will get offers accepted on their dream homes.
