Leavenworth and Tonganoxie remain affordable when compared to the rest of the Kansas City Metro, while Basehor homes are holding their values more strongly, at a higher level.

Why? New construction represents a greater portion of of the homes sold in Basehor, and builders don’t reflect the same emotional investment in these homes. In turn, they are more patient and deliberate in the marketing and negotiation phases of the sales process. They don’t have a mantel full of chldren’s photos, memories of Christmas trees in living rooms, and they didn’t improve their homes through sweat equity.

Finally, these builders aren’t comparing their new homes to resale homes, while every other resale home seller is competing with one another.

The not so simple driver is the increase in inventory options are encouraging buyers to get back into the market, buy homes at the higher interest rates, and then patiently live in those homes until rates fall and they can refinance.
