Weekly KC Metro Market Update
Clay County relects a diverse populace covering urban through rural properties and as such the market stats reflect that diversity of housing options.
Kearney is a rural city comprised of horse properties, farms, small subdivisions, and is the home of both the birthplace and grave of Jesse James and there is an annual festival in the third weekend of September to recognize the outlaw. The population per the 2020 U.S. Census was 10,404. Kearney is roughly 10 miles (or 15 minutes) northeast of Liberty.
The city of Gladstone is a suburb of Kansas City. The City of Gladstone is located only 10 minutes from downtown Kansas City, and 10 minutes from Kansas City International Airport. As of the 2020 census, the city population was 27,063. Fun fact- “It shall be unlawful for any person to keep or maintain any chicken coop, dove cote, rabbit hutch or other pen, cage or enclosure for the housing of fowl or small animals, except dogs and cats, closer than 100 feet to the nearest portion of any building occupied by or in any way used by human beings”…. So no chicken coops in Gladstone.
Liberty is a city in and the county seat of Clay County, Missouri. Located in the Kansas City Metropolitan Area, 15 minutes northeast of Gladstone.. As of the 2020 United States Census the population was 30,167. Liberty is home to William Jewell College. Home of several wineries and a beautiful, original town square, complete with historic architecture, the Liberty Bank was once robbed in 1866 by Jessee James, the outlaw laid to rest right up the road in Kearney.
Sales inventory numbers reflect a very modest number of homes listed last week; some of the lowest new inventory numbers of the metro. Homes sold are almost equal to the numbers listed, and the average days on market numbers are among the lowest in the Metro. You can see the list and sold values narrowing to a 1-13% swing in those values.
What does this mean to a perspective buyer/seller….? While Gladstome homes are clearly a bargain, it will be tough to negotiate a great deal on Kearney and Liberty homes until inventory numbers increase.
Check out the number of price reductions and the watch the days on market continue to extend as the market shifts….The shift is driven by several factors; rising mortgage interest rates, falling numbers of new build permits, buyer pool exhaustion/contraction….and the wild card, inflation.
