But wait, there’s more. Despite the slight dip in the average list value, which now stands at $388,770 (down 3% from last week), the average sold price has surged ahead by 7% to $361,906. It’s an intriguing dynamic, suggesting that while sellers may be adjusting their expectations, buyers are still willing to pay a premium for the right property.

Now, let’s talk strategy. With 404 homes experiencing price reductions, sellers might need to rethink their pricing strategies to stay competitive in this evolving market. And while the number of homes going back on the market has decreased slightly by 1%, there’s been a notable 5% increase in homes pending sale, totaling 757 homes. It’s a sign that the demand is still strong, with buyers actively pursuing their dream homes.

But what about the time factor? Well, it seems patience might be the name of the game. The average number of days on the market has increased by 10% to 55 days. While this might mean a tad longer wait for sellers, it also provides buyers with a bit more breathing room for decision-making.
