2. Pricing Patterns: The average list value has shown a steady upward trend, climbing by 3% from last week to settle at $399,626. This uptick reflects the continued confidence of sellers in a competitive market.

3. Market Stability: Despite fluctuations in other metrics, the average sold price remains resilient, holding steady at $338,083. This stability indicates a balanced market where fair value is being achieved for both buyers and sellers.

4. Adjustments and Adaptations: We’ve observed a notable decrease in the number of listings with price reductions, down another 6% to 365 homes. This suggests that sellers are becoming more aligned with market expectations right from the start.

5. Market Dynamics: While the number of homes returning to the market has seen a modest 2% increase, it’s essential to understand the reasons behind these fluctuations, which can range from financing issues to inspection concerns.
