Weekly KC Metro Market Update

Welcome to our spicy TeamRE weekly real estate blog, where we bring you the latest updates on the Kansas City housing market. As an experienced Wyandotte County realtor, I’m excited to share some updates on what’s been happening in the local market.

This week, we saw 13 new homes listed for sale in Kansas City, Kansas, with an impressive 39 homes sold and 37 pending sales. The average sales value and average sell value were $219,000 and $214,000, respectively, indicating that there may be room for negotiation in the market. Additionally, the days on market were just 14, which is great news for sellers as it suggests that properties are selling quickly.

Over in Bonner Springs, we saw one new home listed and two homes sold, with an average sales value of $327,000 and an average sell value of $337,000. The days on market were just three, indicating strong demand in the market.

Finally, in Edwardsville, we saw one home sold and one pending sale, with an average sales value of $338,000 and an average sell value of $333,000. The days on market were also just three, suggesting that properties in this area are also selling quickly.

PRO TIP-Home buyers do not only focus on the home itself, but also consider the neighborhood and the community as a whole. When buying a home, you’re not just purchasing a physical structure – you’re also becoming a part of a larger community. Take the time to research the schools, local amenities, and community events in the area. Talk to your potential neighbors and get a feel for the vibe of the neighborhood. By considering these factors, you can ensure that you’re not just buying a home, but also a lifestyle that fits your needs and preferences. Additionally, homes in desirable neighborhoods often hold their value better over time, making them a smart long-term investment.

As always, it’s important to work with an experienced and knowledgeable real estate agent who can provide valuable insights and guidance throughout the buying or selling process. So, whether you’re a buyer or a seller, stay informed and stay engaged in the local real estate market. Thanks for reading, and I’ll see you all next week!
